The first real estate AI model, for every phase.
We are building Dellt, an AI model fine-tuned for everything a real estate project needs: the opportunity, feasibility, design, marketing and sales, construction progress and financing. It connects everyone a project needs: whoever invests, whoever owns the land, the architects, the interior designers. Its numbers come from our calculation engine, and every output is a draft until a licensed professional signs it.

Design and permits: Can we draw it and file it?

What's coming

AI-generated visualisation, not a design
01Dellt, the model
Trained on our own work, from the first look at a lot to sales, construction progress and financing, and taking over Dell's jobs one at a time as it proves itself.

AI-generated visualisation, not a design
02Numbers that move with the design
Pro forma, market study and capital stack computed from the design, so one more floor changes the profit in the same second. Miami first.

AI-generated visualisation, not a design
03Dell works the whole app
A guided tour where Dell does each step for you, or shows you where to click; every change is a proposal a person accepts.

AI-generated visualisation, not a design
04One lot, one presentation
Location, lot, tower, programme, renders, finance, timeline and investors in nine chapters, from the same model; later, one presentation for a brand's several sites.

AI-generated visualisation, not a design
05Real land data, Cali and Miami
Parcel and zoning copied from the official sources on a schedule, with provenance, so the rules on screen come from the record, not from a form.

AI-generated visualisation, not a design
06On iPhone and iPad
The whole workspace, Dell, the presentation and the 3D editor, as one App Store app.
3D visualisations of sample lots: drafts, not designs.
What it comes with today
- Parcel and zoning on the site, before anyone draws
- Scenarios from a brief, compared side by side
- A 2D and 3D editor, one model, dimensions on the drawing
- Plans, sections and IFC from that model
- Renders from the same model, rendered on our own machines
- Dell answers with its sources; a person accepts each edit
- A whole project downloaded for a room with no signal
- Licensed professionals review and sign; until then, a draft
Questions
Straight answers.
01What is Dellt?
Dellt (formerly augge) is the first real estate AI model: a model we are fine-tuning for every phase of a real estate project, from the opportunity to sales, construction progress and financing, and that connects investors, landowners, architects and interior design teams. Its numbers come from our calculation engine, and every output is a draft until a licensed professional signs it.
02Can you build from what the engine produces?
Not on its own. Every drawing and figure is a draft until a licensed professional reviews and signs it, and only signed documents are filed or issued.
03Which cities do you cover?
Today the engine checks the rules of Cali and Miami. Other jurisdictions are added one at a time, with their sources.
04What does Dell do?
It answers questions about the project and its rules, cites where each answer comes from, and proposes edits as previews. A person accepts or rejects each one.
05Do you replace architects and engineers?
No. Licensed architects and engineers review, sign and stay responsible for their work. Dellt gives them one model, the rules and the full history of the project.
06Who can see my projects?
Only the members of your organization. Project and gallery links open for signed-in members only.
